We build a defined turnover scope around the deadline: remove unwanted material, reclaim the exterior, complete approved cleanup items, document the result, and offer ongoing care if the property will remain vacant or listed.
Turnovers fail on coordination, not effort. A cleanout that happens after the photographer is booked, or a lawn reset scheduled the day before a showing, costs more than it should. Working backward from the deadline is the whole job.
The Turnover Process
- Receive the property address, access information, deadline, and priorities.
- Inspect the property, or review the photos you send.
- Produce a defined scope with what is included and what is not.
- Complete the approved cleanup and exterior work.
- Provide completion documentation, including photos.
- Offer recurring vacancy or listing care where it makes sense.
What a Turnover Usually Includes
- Cleanout of left-behind material and haul-off
- Debris removal from the yard, garage, or outbuildings
- Lawn and shrub reset so the exterior photographs well
- Bed cleanup and fresh mulch where the scope calls for it
- Overgrowth knocked back – see brush cutting
- Before-and-after photos for the file
When It Is Bigger Than a Turnover
Some properties need more than a reset. Heavy accumulation, an overgrown lot, a failed driveway, or storm damage moves into IronHaul project work: property cleanup, land clearing, gravel driveway repair, or storm cleanup. Same company, separate written scope.
After the Turnover
